From 1 July 2026, Our Referencing Process Has Been Strengthened
We wanted to let landlords know about an important improvement to our tenant referencing process. From 1 July 2026, our referencing provider has introduced direct income verification as the standard method of checking an applicant's earnings.
This change is designed to make affordability checks stronger, more accurate and more dependable, while keeping the process straightforward for genuine applicants.
Why This Matters
Traditional document checks still have value, but they are not always the strongest standalone test of affordability. Documents can be incomplete, out of date or, in some cases, altered before submission.
Direct income verification gives a clearer view of whether an applicant's earnings genuinely support the rent being applied for. For landlords, that means stronger protection at the point of application rather than finding problems later in the tenancy.
What Direct Income Verification Looks Like In Practice
Applicants may now be asked to confirm their income through a secure permission-based connection rather than sending documents alone. Depending on their circumstances, this can involve verification through:
- their bank account
- their payroll provider
- their HMRC Government Gateway record
The aim is to make the check more reliable without adding unnecessary friction for applicants who are in genuine employment and applying in good faith.

- More accurate verification of an applicant's income.
- Faster and more reliable referencing decisions.
- More confidence that a prospective tenant can comfortably afford the rent.
That combination matters because good tenant selection is not just about filling the property quickly. It is about reducing avoidable risk, protecting rent collection and giving landlords better confidence in the decision being made.
What It Means For Genuine Applicants
For applicants with straightforward income, the new process should feel more modern rather than more difficult. Instead of piecing together multiple files, they may be able to verify their earnings more directly and receive a referencing outcome more quickly.
Where extra information is still needed, it can still be requested. The difference is that direct verification now sits at the centre of the process rather than document-only checks doing all the work on their own.
