Urgent Vs Routine Maintenance: What Tenants Should Do First

A simple triage guide to help tenants recognise what needs immediate reporting and what can usually be handled as routine maintenance.

Not every repair should be handled in the same way. Some issues need fast attention because they affect safety, water escape, security or your ability to live in the property properly. Others are still important, but they can usually go through the normal maintenance process.

1. Treat Safety, Security And Major Service Failures As Urgent

Issues that usually need quicker attention include serious leaks, total loss of heating or hot water at a difficult time, electrical faults, insecure doors or windows, and anything that creates an immediate risk to people or the building.

If the issue is actively causing damage, say that clearly when you report it.

Do not wait: if water is escaping, electrics are affected or the property feels unsafe, report that immediately rather than bundling it into a longer routine email.

2. Routine Does Not Mean Unimportant

Routine issues still need reporting. Dripping taps, minor appliance faults, damaged sealant, loose fittings or cosmetic snags are all easier to resolve when raised early rather than left to become bigger problems later.

3. Explain The Impact, Not Just The Fault

Two issues can sound similar but have very different impact. For example, a small crack in sealant is different from water getting into the wall. A radiator that feels cool in one corner is different from no heating in the property. Good reporting helps the maintenance team prioritise well.

4. Keep Looking After The Property While You Wait

Continue using the property sensibly while the issue is being addressed where it is safe to do so. That might mean ventilating rooms, limiting water use in an affected area or avoiding a damaged fitting until advice is given. Keep paying rent unless you have been told otherwise through the proper process.
